The Campo Conejos Homeowners’ Association (CCHA) is a nonprofit corporation established in 1998 for the purpose protecting the value and desireability of real property within the subdivision and for managing the common facilities and business of the community for the current and long-term benefit of all homeowners. All property owners in the subdivision are automatically members of the CCHA and are entitled to participate in the decision making.
In addition to the above, the CCHA is responsible for the enforcement of the Amended and Restated Declaration of Protective Covenants of the Campo Conejos Subdivision (Amended Declaration), recorded in the Santa Fe County Clerks office on March 21, 2007. The Campo Conejos subdivision is a covenant-controlled community, which means the Amended Declaration is a legally binding agreement between each homeowner and the Homeowners' Association. The Amended Declaration was developed for the express purpose of protecting the natural beauty and environment of the community, to provide an attractive rural setting for the residents, and to preserve property value. Problem avoidance and voluntary compliance are the goals of CCHA Board of Directors (Board). Copies of the Amended Declaration and the Bylaws may be obtained from the CCHA Secretary.
The management of the Association’s business and activities is handled by a 7 member Board of Directors (Board) who volunteer their time for the benefit of the community. The list of officers includes president, vice president, secretary and treasurer.
There is also a standing 5 person Architectural Control Committee (ACC) that performs vital tasks reviewing and approving applications for any type of developement for the purpose of ensureing that the Declaration of Protective Covenants is adheared to fairly by all members.
In addition we have a CARES Committee. CARES stands for Community, Awarenes, Responsibilty, Environment, and Security. The goal of the CARES Committee is to build a secure, informed neighborhood where residents are friends, share a sense of responsible ownership, watch out and help each other and cooperate in the betterment of the community. It also acts as the neighborhood watch group for the subdivision.
The Board may appoint additional committees. Please refer to the Bylaws for more detail concerning the Board’s duties and responsibilities.

Any person on becoming Owner of a Lot shall furnish to the managing agent or the Board of Directors a photocopy or a certified copy of the recorded instrument vesting that Person with an interest or ownership which instrument shall remain in the files of the Association, and an address to which Association notices are to be sent. Such Person shall neither be deemed to be a member of the Association in good standing nor shall he be entitled to vote at any annual or special meeting of members of the Association unless this requirement is first met.

Registered Mailing Address
Each Owner shall register his mailing address with the Association upon becoming an Owner of a Lot. Except for regular periodic assessment statements, notices of annual and special meetings as provided in the Bylaws, and other routine notices, all other notices or demands intended to be served upon an Owner shall be sent by either registered or certified mail, postage prepaid, addressed in the name of the Owner at such registered mailing address. In the event an Owner fails to register his address with the Association in accordance herewith, the Association shall send all notices, statements, demands, etc. to such Owner at the address of his Lot.
All notices, demands, of other notices intended to be served upon the Board or the Association shall be sent certified mail, postage prepaid, to the Campo Conejos Homeowners' Association, c/o Janice M. Ahern, registered agent for service, 123 East Marcy Street, Suite 200, Santa Fe, New Mexico 87501, until such address is changed by a notice of address change duly recorded in the office of the County Clerk of Santa Fe County, New Mexico. All notices, demands, statements or other information shall be deemed furnished and delivered to an Owner, Mortgagee or Person other than the Association upon deposit thereof in the U.S. mail or at a telegraph office, postage or charges prepaid, addressed to the party in accordance with this subparagraph, and in any event, upon actual receipt by such party.

Assessment are currently made quarterly in the amount of one hundred eighty dollars ($180.00) per lot in accordance with the ratified annual budget of the Association. Assessments are sent out the first week of each quarter and are due within 30 days.

All lots are required to use individual liquid waste advanced treatment systems as septic systems are not permitted within the subdivision. The majority of the homeowners use the Multiflo treatment system. These advanced treatment systems must be maintained periodically by the owner to work properly. JC Septic Tank (505-471-1831) maintains all the Multiflo systems.

MCT Waste, LLC (505-345-8651) and Waste Management, Inc. (505-473-0982) provides the solid waste disposal service for the subdivision. They both provide containers for trash. Waste Management provides containers for recycle products as well. MCT does not offer recycling but many members recycle themselves for free at either the City of Santa Fe Buckman Road Recycling and Transfer Station (sfswma.org) or the Santa Fe County Rancho Viejo Recycling Station (santafecountynm.gov/public_works/solidwaste).
The regular trash pick up day is Tuesday and the recycle day is Wednesday. The containers should be placed at roadside by 7:00 a.m. on the prescribed day, with the handle facing your lot. This allows the lid to open properly so that the trash will fall most efficiently into the disposal truck.
All recycle products including cans, plastic, paper and cardboard may be mixed in the recycle container, separation is not required. However, since we have had recurring problems with recycled items blowing out of the recycled container in strong winds, we ask that you bag or otherwise contain your recycled items as well. Do not include glass products or glass bottles.
Waste Management, Inc. is not obligated to pick up trash left beside the containers provided.
The Board has hired a contractor to maintain the common areas (pick up trash and remove dead trees), ditches, trails and roads.
The contractor cuts the grasses and weeds within the road right of way and along the walking paths throughout the year; however, during the wildflower season the cutting is suspended periodically.
The Association is responsible for maintaining the roads and drainages as well. The roads are crack sealed every couple of years and drainage problems are tended to as needed. Please use the eForm 'Road & Drainage Maintenance Request' to report problems within the Association's common areas, easements, and right-of-way.
Property owners are responsible for the removal of trash and dead trees from their property.

Neighborhood Watch Program
Campo Conejos has an active neighborhood watch program; however, it is coordinated through and an integral part of our Campo Conejos CARES Committee.
Our neighborhood watch program is implemented through the CARES Committee whose members include the Committee Chairs and the block captains.
Currently, the subdivision has eleven 'blocks' for implementing the neighborhood watch program.

The subdivision falls within Santa Fe County and is subject to all Santa Fe County regulations.
In addition, the subdivision is under the jurisdiction of the Santa Fe Extraterritorial Zoning Authority and subject to the Santa Fe Extraterritorial Zoning Ordinance as well as the Highway Corridor Ordinance.
The Santa Fe County Commission adopted the Highway Corridor Ordinance in 2002.
All new construction in our subdivision on or after July 3, 2002 must comply with the county’s regulations in addition to the provisions of the Amended and Restated Declaration of Protective Covenants.
In some cases the regulations supersede the provisions of our Protective Covenants. In addition, the county’s regulations may be amended from time to time. You may obtain a copy of the regulations from Santa Fe County’s web site at www.santafecounty.org or from the county offices.
